Nettra tax for real estate agents

Terms of Service

Last updated 2 November 2026

Draft for attorney review. Written to be close to final, but an attorney should review it before Nettra takes payment — particularly sections 10, 13 and 14. Remove this notice once that is done.

These terms are a binding agreement between you and NETTRA, LLC, an Oklahoma limited liability company ("Nettra," "we," "us"), covering the website at nettratax.com, the calculator, Ask, Books, and anything else we offer there (together, the "Service").

The short version

This summary is for convenience and is not part of the agreement — the numbered sections below are what binds. But nothing in them should surprise you after reading this.

  • Nettra is software, not an accountant. It calculates from what you enter. It does not advise you, file anything, or review your figures. Cooper is a CPA; that does not make this a professional engagement.
  • Check the AI's work. Ask and Books use AI. It can be confidently wrong and can cite a source that doesn't say what it appears to. Verify before you act.
  • Pro renews automatically — monthly or yearly — until you cancel. Cancel in a few clicks from your dashboard, any time, without emailing anyone. We'll warn you before any price change, and before each annual renewal.
  • Your data is yours. We don't sell it. Statements are read in your browser and we never store the files. If your subscription lapses you keep read and export access to your own records — we don't hold your books hostage.
  • If something goes wrong, email us first; most things get fixed. Beyond that, disputes go to individual arbitration rather than court, and you can opt out of that within 30 days at no cost.
  • Our liability is capped at what you've paid us in the last year, or $100.

1. Agreeing to these terms

You agree to these terms by ticking the box when you create an account, or by using the Service if you do not have one. If you do not agree, do not use the Service. You must be at least 18 and able to enter into a contract, and the Service is offered only in the United States.

2. What Nettra is, and what it is not

Nettra is software. It performs calculations and returns general tax information based on the figures you enter and on published tax law.

Nettra does not provide tax, legal, accounting or financial advice. It does not prepare or file tax returns, does not represent anyone before the Internal Revenue Service or any state tax authority, does not practice public accounting, and does not create a CPA–client, attorney–client, fiduciary or other professional relationship between you and Nettra or anyone associated with it. Nothing the Service produces is an opinion on your situation or a recommendation about what to do.

Nettra is operated by a certified public accountant. That does not make your use of the Service a professional engagement, and no CPA is reviewing your figures.

3. Artificial intelligence

Ask and Books use artificial intelligence provided by a third party. AI output can be wrong, incomplete or out of date, and it can cite a source that does not say what it appears to say. Check every answer against the authority it cites. Review every category before relying on a profit and loss statement.

A profit and loss statement produced by Books is not a compiled, reviewed or audited financial statement, and no assurance of any kind is provided on it.

To provide these features we send what you submit to our AI provider for processing. We do not sell your information. See the Privacy Policy.

4. Your responsibility

You are responsible for what you enter, for checking what comes back, for deciding what to pay and when, and for meeting your own filing and payment obligations. Results rest on assumptions — for instance, that the rest of your year resembles the months you entered — which may not hold.

Tax outcomes depend on facts Nettra does not know about you. Before acting on anything the Service produces, have it reviewed by a qualified professional who knows your full situation.

5. Your account

You are responsible for keeping your password confidential and for everything done through your account. Tell us promptly at support@nettratax.com if you believe someone else has access. One account is for one person; do not share access codes or credentials.

You may close your account at any time. We may suspend or close an account that breaches these terms, or where we are required to.

6. Your data

What you put into Nettra stays yours. You grant us only the permission we need to operate the Service for you: to store, process and display your information, and to send it to the service providers described in the Privacy Policy.

Bank and card statements are read in your browser, and numbers that look like account numbers are masked before anything leaves your device. We store the resulting transactions, not the statement files.

You can export your records at any time, and you keep read and export access to your own records even if your subscription lapses.

7. Subscriptions, billing and automatic renewal

The calculator is free. Nettra Pro is a paid subscription that adds Ask, Books and saving your work to your account. Current prices are shown on the pricing page.

Automatic renewal. Nettra Pro renews automatically — monthly plans every month, annual plans every year — and your payment method is charged at the then-current price for that plan, plus any applicable tax, until you cancel. By subscribing you authorise these recurring charges.

Cancelling. Cancel at any time from your dashboard, through the billing portal, in a few clicks and without contacting us. You may also email support@nettratax.com. Cancellation takes effect at the end of the period you have already paid for; you keep access until then.

Refunds. Payments are not refundable except where the law requires it, and we do not prorate a partial period. If something has gone wrong, email us — we would rather sort it out than stand on this paragraph.

Price changes. We will give you at least 30 days' notice by email before a price change takes effect on your subscription, and you can cancel before it does.

Annual reminders. For annual plans we will email you before each renewal.

Failed payments. If a charge fails we may retry it and may suspend paid features until payment succeeds.

Payments are processed by Stripe. We do not receive or store your full card number.

8. Acceptable use

Do not misuse the Service. In particular, do not attempt to disrupt or probe it, scrape it at scale, resell or redistribute it, submit another person's information without their permission, use it to break the law, or represent its output as professional advice from Nettra to someone else.

9. Our intellectual property

The Service, including its software, content, design and the Nettra name and logo, belongs to us. These terms grant you permission to use the Service, not ownership of any part of it.

10. No warranty

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING ANY IMPLIED WARRANTY OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, OR NON-INFRINGEMENT.

We work to keep tax figures current, but we do not warrant that the Service is complete, accurate, current or error-free, or that it will be available without interruption. Tax law changes, and a figure correct when published may not be correct when you read it.

11. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW, WE ARE NOT LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, EXEMPLARY OR PUNITIVE DAMAGES, OR FOR ANY LOST PROFITS, LOST DATA, OR FOR ANY TAX, PENALTY, INTEREST OR ADDITIONAL ASSESSMENT ARISING FROM YOUR USE OF THE SERVICE.

OUR TOTAL LIABILITY FOR ALL CLAIMS RELATING TO THE SERVICE WILL NOT EXCEED THE GREATER OF THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM, OR $100.

Some states do not allow certain limitations, so parts of this section may not apply to you.

12. Indemnity

You agree to indemnify and hold us harmless from claims, losses and reasonable legal fees arising from your use of the Service, your breach of these terms, or your reliance on output from the Service in a way these terms tell you not to.

13. Disputes, arbitration and class action waiver

For attorney review. Arbitration and class-waiver provisions are enforceable only when drafted and presented correctly, and the rules differ by state.

Before starting a formal proceeding, email support@nettratax.com and give us 30 days to resolve the problem. Most things can be fixed this way.

If we cannot, you and we agree that any dispute relating to the Service will be resolved by binding individual arbitration administered by [ARBITRATION PROVIDER] under its consumer rules, in [Oklahoma County, Oklahoma] or by remote hearing, rather than in court. Either of us may still bring an individual claim in small claims court.

YOU AND WE EACH WAIVE THE RIGHT TO A JURY TRIAL AND TO PARTICIPATE IN A CLASS, COLLECTIVE OR REPRESENTATIVE ACTION. Claims may be brought only individually, and an arbitrator may not consolidate claims.

You can opt out. Email support@nettratax.com within 30 days of first agreeing to these terms, saying you opt out of arbitration. Opting out costs you nothing and does not affect anything else in these terms.

14. Governing law

These terms are governed by the laws of the State of Oklahoma, without regard to its conflict-of-laws rules. Where a claim is not subject to arbitration, it belongs in the state or federal courts located in [Oklahoma County, Oklahoma], and you and we consent to that jurisdiction.

15. Changes to these terms

We may update these terms. When a change is material we will update the date above and, where we are required to or where it affects your subscription, email you. Continuing to use the Service after a change takes effect means you accept it. If you do not, cancel.

16. The rest

If a provision is unenforceable, the rest still applies. Our not enforcing something is not a waiver of it. You may not transfer these terms; we may, on notice, in connection with a sale or reorganisation of the business. These terms, with the Privacy Policy and the Disclaimer, are the whole agreement between us.
